Before any further development, <br />please address the following issues: <br /> <br />The proposed extension of Riverdale Drive NW to the west where it will connect with TH 10 <br />will be permitted provided that the street is aligned with Ramsey Boulevard NW. The <br />development plans should be updated to reflect this alignment. The plans for Riverdale Drive <br />NW should be modified so that there is at least 500 to 660 feet of separation between TH 10 <br />and the "kink" in Riverdale that is being proposed on the west end of the development. In <br />addition, the plans need to be updated to show a minimum of three approach lanes for this <br />fourth leg (left, right and through) of the future intersection at TH 10 and Ramsey Boulevard <br />NW. Furthermore, when the connection of Riverdale Drive NW to TH l0 is.complete, ail <br />access between Ramsey Boulevard NW and Sunfish Lake NW should be eliminated. The City, <br />County, and developer should note that the TH 10 Interregional Corridor Plan proposes a <br />future interchange at TH t0 and Ramsey Boulevard NW as well as TH 10 and Sunfish Lake <br />Boulevard NW. Future land use and transportation ~mprovements should take into <br />consideration the f~ature plans for these ~,vo intersections/planned interchanges. If you have <br />any questions regarding this information, please contact Beth Neuendorf, Area Engineer, at <br />651-582-1579. <br /> <br />The proposed development will need to maintain existing drainage rates (i.e., the rate at which <br />storm water is discharged from the site must not increase). When the Riverdale Drive NW <br />connection to TH 10 is complete, the added impervious surface will require space for ponding <br />of storm water runoff. Future development plans should make provisions for this ponding. In <br />addition, straightening the roadway to remove the "kink" may require additional land from the <br />Anoka County Regional Park and may require an Environmental Assessment and an erosion <br />control plan due to the sandy soils and potential for wind erosion.
