The property is <br />generally located south of Riverdale Drive and north of the existing Rivenwick urban residential <br />development. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Planning Commission meeting minutes dated October 10, 2002 <br />City StaffReview Letter dated September 27, 2002, revised November 8, 2002 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />State statute does not require site plans to be subjected to a public hearing. However, the <br />development is required to go through preliminary plat review and residents within 700 feet were <br />notified of the proposed development. <br /> <br />Observations: <br /> <br />The prOject area is approximately 19.46 acres in size. The maximum net density established in the <br />R-2 District is 7 units per acre. The site plan is proposing the development of 112 townhouse <br />units. Net density for the proposed development is 7 units per acre; this complies with City Code. <br /> <br />A majority of the property is zoned R-2 Residential and a small portion of the property is zoned <br />B-1 Business. The developer has submitted an application to rezone .that portion of the subject <br />property zoned B-1 Business to R-2 Medium Density Residential. <br /> <br />The townhouse units will front onto private streets. The private streets will provide access to <br />138t~ Avenue, which provides access to Riverdale Drive. Riverdale Drive is proposing to connect <br />to Highway #10 and to Garnet Street. Connecting Riverdale Drive to Highway #10 will involve <br />the resignalization of I-fighway #10 and Ramsey Blvd. intersection. <br /> <br />The proposed development meets all setbacks, unit size, structure height, and off-street parking <br />requirements established in the R-2 district. <br /> <br />The site plan meets the landscaping and screening requirements. The subdivision is meeting <br />density transitioning requirements through the landscape buffer option. <br /> <br />The development will be serviced by municipal water and sewer. <br /> <br />The project is subject to the review and permitting process of the Lower Rum River Watershed <br />Management Organization (WMO). <br /> <br />-199- <br /> <br /> <br />
