The Structures shall be constructed in <br />accordance with the requirements of the state Building Code. <br /> <br />SITE PLAN COMPLIANCE. The townhomes structures shall be sited and constructed on <br />the Site as shown on the Site Plan prepared by Pioneer Engineering, dated August 2, 2002, <br />revised September 25, 2002, revised . <br /> <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by the <br /> City Engineer. <br /> <br />("Required Improvements). <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following <br />site improvements on the Site in accordance with the specifications and location as shown on <br />the Site Plan. The Required Improvements are as follows: <br /> <br />a. Installation of bituminous driveways, driveway collectors, parking, nodes and maneuvering <br /> areas. <br />b. Installation of continuous, surmountable concrete curbing and gutter around the perimeter <br /> of all bituminous surfaces, except residential driveways and trails. <br />c. Establishment of turf in areas disturbed during construction and in accordance with the <br /> Site Plan, <br />d. Landscaping in accordance with the Landscape Plan prepared by Pioneer Engineering, <br /> dated August 2, 2002, revised September 26, 2002. <br />e. Irrigation metering and backflow devices shall be approved as part of the Utility Plan, and <br /> installed accordingly. <br />f. Irrigation rain sensors shall be installed and appropriately placed throughout the <br /> development. <br /> <br />INSPECTIONS. The City shall be responsible for conducting inspections' during <br />construction of the Required Improvements and the Permittee shall be responsible for the cost <br />of said inspections. The actual cost of the inspections will be charged to the escrow account <br />established at the City for the platting ofRivenwick 3ra Addition. <br /> <br />FERE LANES. Fire lanes shall be maintained on the Site. The exact location °fthese items <br />on the Site shall be as directed by the City's Fire Chef. The permittee herein agrees to Post <br />"no parking" along private streets in accordance with the instructions of the Fire Chef/Public <br />Works Director. ' <br /> <br />LIGHTING. Any lighting installed on the Site is subject to PriOr approval by the City <br />Engineer. <br /> <br />BUILDING FACADE.
