-44- <br /> <br />Each multi-unit structure shall be comprised of high-quality maintenance free exterior <br />materials (not aluminum or vinyl siding); all exteriors shall be comprised of at least 25% <br />brick, stone, or stucco materials; and have varied and unique architectural features. <br />No multi-tenant structure shall exceed the height limitation as prescribed in the R-2 Zoning <br />District <br />Each unit within a multi-unit structure shall have at least one direct entrance from outside. <br />Required landscaping shall be planted in close proximity to the multi-unit structure in order <br />to lend an orderly transition from the multi-unit structures and adjacent property uses. <br />No multi-tenant structure shall exceed 16 units per structure. <br /> <br />Staff recommends approval of the ordinance subject to the Planning Commission's comments <br /> <br />Chairperson Nixt stated Mr. McGee had some display materials. <br /> <br />Mr. McGee stated he had some slides of some buildings that are similar to what he is proposing. <br />He showed the Commission some slides' of townhomes to the Commission. <br /> <br />Commissioner Kociscak asked how large are the units. <br /> <br />Mr. McGee stated they are two story buildings, so they are less than thirty-five feet in height. <br /> <br />Councilmember Anderson asked if they were planning on making some of the unit's handicap <br />accessible. <br /> <br />Mr. McGee stated he is plarming on making them handicap accessible and have at least one <br />entrance into the building handicap accessible and also open to the seniors. <br /> <br />Councilmember Anderson stated if they are talking about handicap accessible, are they talking <br />about a unit where a handicapped person could liVe or just visit. <br /> <br />Mr. McGee stated handicap accessible does not mean the units are made for handicaps. Any of <br />the units can be changed to make them handicap units and he would like to pre-sell some of them <br />before they make them into handicap units. He stated he would like to supply a handicap section <br />but do not plan on building a whole lot of them unless there is a call for them. <br /> <br />Chairperson Nixt asked what the average is for price of the units. <br /> <br />Mr. McGee stated they would like to have them average $275,000 throughout the entire project. <br /> <br />Chairperson Nixt stated what they should consider is to look at the Ordinances in some of the <br />Communities the developments are in and to look more closely at the structure of the Ordinance. <br />He stated they should have some mandatory green space requirements and mandatory screening <br />and they have a 10% minimum community area and increase this to 20% for some recreational <br />space to take advantage of the green space that is available. <br /> <br />Planning Commission/October 10, 2002 <br /> Page 18 of 20 <br /> <br /> I <br /> I <br /> I <br />I <br />I <br />I: <br />I <br />I <br /> <br />I <br /> <br /> I <br />.I <br /> I <br /> I <br /> I <br /> <br />! <br />I <br />I <br />I <br /> <br /> <br />
