CASE <br /> <br /> REQUEST FOR FINAL PLAT APPROVAL OF <br />MALLARD PONDS 2"a ADDITION M/NOR SUBDMSION; <br />CASE OF BULOW, INC. <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Bulow Inc. is requesting a minor subdivision to replat an eXisting lot and outlot into one lot. <br />Chris Bulow would like to develop a 6,000 square foot multi-tenant commercial building on <br />the new lot. The minor subdivision would combine Lot 97, Block 1 and Outlot A of the <br />Mallard Ponds subdivision. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat <br />City Staff review letter dated October 18, 2002 <br />Development Agreement <br />Resolution approving the final plat <br /> <br />Notification: <br /> <br />Minor Subdivisions are not subject to a public hearing. However, the applicant requested a <br />variance as part of the development and property owners within 350 feet have been notified <br />of the proposed development. <br /> <br />Observations: <br /> <br />The minor subdivision consists of two lots (Lot 97, Block 1 and Outlot A, Mallard Ponds) <br />being combined into one lot. The new lot is proposed to be 0.94 acres in size. Lot 97, <br />Block 1 is a vacant lot and was designated for a commercial lot as part of the Mallard <br />Ponds P.U.D., and the Flintwood Hills 2na Addition P.U.D. prior to Mallard Ponds. Oultot <br />A is owned by Bulow Inc. and is a ten-foot wide lot around the perimeter of the Mallard <br />Ponds subdivision. It currently contains an eight-foot wide bituminous trail. Once the two <br />lots are combined, the applicant will be required to provide a public access easement for the <br />use of the trail to the City. <br /> <br />Recommendation: <br /> <br />The Planning Commission approved the sketch plan for Mallard Ponds 2nd Addition and <br />recommended that the City Council grant final plat approval contingent upon compliance <br />with City Staff Review Letter dated October 18, 2002. <br /> <br />-263- <br /> <br /> <br />
