We offer the following comments: <br /> <br />General: The proposed plat consists of combining two lots CLot 97, Block I and Outlot <br />A, Mallard Ponds) for a commercial development. The property is located on the <br />northeast comer of Dysprosium St. and County Highway 116. The property is located <br />within the MUSA. <br /> <br />Zoning: The site is currently zoned Planned Unit Development (PUD). The Development <br />Agreement for the Mallard Ponds subdivision, which this lot is part of, contained language <br />that allowed the subject property to be developed as a commercial [et: The Development <br />Agreement allows for the subject property to be developed with a use allowed under <br />either a B-1 or B-2 Business zoning classification. Multi-tenant office uses are allowed in <br />both the B~I and B-2 Business Zoning Districts.. <br /> <br />Lot Sizes and Dimensions: The minor subdivision shows the new lot being 0.94 acres in <br />size. The proposed lot exceeds all minimum dimensional requirements. <br /> <br />Roads: The minor subdivision does not propose any new roads. The development will <br />receive access from 140~ Ave. The final plat shows the dedication of the right of access to <br />Anoka County for the lot frontage along County Highway 116 as requested by staff. <br /> <br />Drainage and Utility Easements: The standard 10 foot (5 foot on common property <br />lines) are included on the final plat. <br /> <br />-268- <br /> <br /> <br />
