We are also in receipt of a Floor Plan and <br />Architectural Elevation consisting of two sheets prepared by Klick Inter Arch Design , dated <br />September 5, 2002 for the proposed office building. We offer the following comments: <br /> <br />General: The site plan is proposing to develop a one-story multiStenant office building consisting <br />of 6,000 square feet. The site plan indicates the building wilt be split into four 1500 square foot <br />office spaces. The parcel is located at the northeast quadrant of the intersection of Dysprosium <br />and County Highway 116. <br /> <br />Zoning: The site is currently zoned Planned Unit Development (PUD). The Development <br />Agreement for the Mallard Ponds subdivision, which this lot is part of, contained language that <br />allowed the subject property to be developed as a commercial lot. The Development Agreement <br />allows for the subject property to be developed with a use allowed under either a B-1 or B-2 <br />Business zoning classification. Multi-tenant office uses are allowed in both the B-1 and B-2 <br />Business Zoning Districts.. <br /> <br />Lot Coverage: The parcel is approximately 40,936 square feet (0.94 acre) in size. Lot coverage <br />is restricted to 35% or 14,327 square feet. The proposed footprint, of the multi'tenant office <br />building is 6,000 square feet, which equates to a lot coverage of approximately 15%. <br /> <br />Utilities: Urban Services are available to the site and the building will be serviced from the sewer <br />and water line located in 140t~ Lane <br /> <br />-287- <br /> <br /> <br />
