Review Letter: Mallard Ponds Office Building <br />September 27, 2002, Revised October 18, 2002 <br />Page 3 of 4 <br /> <br />approved by City Council. The building elevation plan indicates that the exterior wall materials <br />for the office structure will consist of faux ledgestone and stucco. The exterior materials meet <br />City standards. <br /> <br />At the City Council meeting, a color rendering of the facility will need to be presented. <br /> <br />Waste Storage: City Code requires that all solid waste and. refuse receptacles be stored indoors <br />or completely screened from abutting properties. The site plan indicates that the waste storage <br />area will be outside the building. Please provide the City with details on how the trash enclosure <br />will be screened. <br /> <br />Off-Street Parking - Design: In accordance with City Code, all driveways, off-street parking <br />and maneuvering areas are proposed to be surfaced with bituminous and finished with B-6/I2 <br />concrete curbing. <br /> <br />Off-Street Parking - Spaces Required: City Code requires one (1) parking space for every 200 <br />square feet of office/retail space. In this case, the number of parking spaces required would be 29 <br />(5,812 leaseable square feet of office space). The site plan identifies 29 off-street parking spaces; <br />this meets City requirements <br /> <br />Lighting: No parking lot lighting is proposed as part of the site plan. Please provide the City <br />with information regarding lighting on the exterior of the building, if any. <br /> <br />Drainage and Grading: The original grading plan submitted was unacceptable. The applicant <br />has submitted a revised grading and drainage plan that is generally acceptable. Steve Jankowski <br />has sent you a letter dated October 16, 2002 regarding the revised'grading and drainage plan. <br />Please refer to that letter for additional necessary revisions. <br /> <br />Access: The site plan indicates that the site will derive one access point from 140t~ Ave. The <br />location of this access has been reviewed and found acceptable. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial <br />acre. The amount of Stormwater Management Fee due on the 0.94-acre parcel is three thousand <br />five hundred sixteen dollars ($3,516.00). A cash payment will be required prior to the City <br />issuing a Building Permit. <br /> <br />REU Number: The City assigns each commercial property a Residential Equivalent Number <br />(REU) which is based upon the amount of impervious surface area on the site. When this <br />information is provided, the City will assign the REU number. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, October 22, 2002, at Fire Station #2 <br />15050 Armstrong Blvd., to review the proposed site plan.
