This revised plan is generally acceptable,
however, approval is subject to the following conditions:

1)

Either a catchbasin should be added on the west side of the drive entrance to intercept runoff or
documentation needs to be provided showing that the Overland flow is being transmitted to catchbasin
101 and not onto 139th Lane (aCtually 140th Lane).

2) Elevation should be provided for the "grade break".

3) The north ditchline of CR116 contains an existing sump area. This ditch should be regarded such that
it flows to the east.

4) Al1 storrnwater piping associated with this development must be contained within drainage and utility
easements. Currently MI4 103 lies outside a drainage and utility easement.

The minimum stormwater pipe size is 15 inch, other than catchbasin leads whic~h are limited to 30
feet. The plan proposes 12 inch pipe. The City will maintain the storm sewer only if it is constructed
to City standards and encumbered with a drainage and utility easement.

6)

This commercial site is less. than one acre in area, and is not required to obtain a Lower Rum River
WMO permit. However documentation must be provided to show that the sediments pond receiving
the runoff from this site contains sufficient storage volume to meet water quality requirements.

A final revised plan must be submitted prior to the commencement of site grading.

~'tev~ Jafikowsl~i,ASE
City Engineer

S J/is

-291-
