The submittal consists of Preliminary Plat dated July 9, 2002 revised July 26, 2002, and <br />revised August 15 and 29, 2002, Revised September 5; 2002 and four (4) sheets consisting of a <br />Preliminary Grading and Drainage Plan, a Preliminary Utilities Plan, and Tree Protection plan <br />dated July 9, 2002, Revised August 28, 2002, Revised September 5, 2002, Revised September <br />17, 2002 and received by the. City on luly 9, 2002, and August 15 and .16, 2002, September 5 and <br />17, 2002 that were all prepared by Hakanson Anderson Associates, Inc. We Offer the following <br />comments: <br /> <br />General: The subject property is approximately 23.36 acres in size and is generally located'in <br />the triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and <br />Alpine Dr. The original sketch plan proposed 20 two-unit buildings, one 4~unit building, and <br />eight 16-unit buildings and one single-family lot for a total of 157 units. The preliminary plat <br />shows 19 two-unit buildings and proposed to be platted into single family lots. The area <br />where the sixteen unit buildings were shown on the sketch plan are shown as outlots and will <br />be subdivided at a later time. The townhomes are subject to a site plan review by the City <br />Council that will include, review of architectural standards, off'-street parking, structure <br />setbacks, and landscaping. The results of the site plan review may impact the actual number <br />of townhomes to be developed on the propem-y <br /> <br />2. Zoning: The property is currently zoned a combination of R-2 Medium Density Residential · <br /> and R~I Single Family Residential.
