The proposed major subdiviSiOn is a replat of the Kruger homestead that <br />will create five lots and one outlot. <br /> <br />The follOwing items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />f) <br />g) <br />h) <br />i) <br />J) <br /> <br />Site location map <br />Final Plat submittal <br />Resubdivision Plan <br />Planning Commission meeting minutes dated September 5, 2002 <br />City Council meeting minutes dated September 24, 2002, October 8, 2002, and October <br />22, 2002 <br />Letter from Anoka County dated October 9, 2002 <br />Proposed trail corridor exhibit <br />City Staff review letter dated December 5, 2002 <br />Proposed development agreement <br />Proposed Final Plat resolution <br /> <br />Notification: <br /> <br />A public hearing is not required at the final plat stage. <br /> <br />Observations: <br /> <br />Darrel Kruger oCms a 28-.5~acre parcel on Ramsey B1vd. (Coun¢ Road' 56) south of 159* Lane <br />NW. The developer, Wurm-Paumen Properties, LLC, is applying for a major subdivision that <br />proposes five new lots, all of which are larger than the 2.5-acre-minimum required in the R-t, <br />Rural Developing Area, as well as one outlot. <br /> <br />The existing homestead as well as a second dwelling unit are located on proposed Lot 5; both <br />will be demolished and removed from the property as a part of the development. The plat also <br />contains Outlot A, which is located across from the main tract. The outlot is entirely wetland. <br /> <br />Wurm-Paumen Properties, LLC is proposing to extend 158th. Lane NW into the parcel to provide <br />access to four of the lots. Due to the substantial amount of wetland on the property, Lot 1 will <br />require access from CR56. The County is also requesting a right turn lane for southbound CR56 <br />at 158th Lane NW. <br /> <br />The Ramsey Park and Trail Plan shows this property containing a vital trail.1ink to Ramsey Blvd. <br />The Park Commission has reviewed the proposed development and has decided to require the <br />developer to dedicate parkland as part of the platting process. The developer has submitted an <br />exhibit that shows the area to be dedicated as parkland. The area to be dedicated is not shown on <br /> <br />-107- <br /> <br /> <br />
