I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br />CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL FOR RAMSEY DENTAL CLINIC <br />ADDITION MINOR SUBDMSION; <br /> CASE OF THOMAS ANDERSON AND ROGER ANDERSON <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Thomas Anderson and Roger Austin have submitted an application to subdivide the parcel <br />that contains the Ramsey Dental Clinic into two parcels. The property is located in the <br />southeast corner of Alpine Drive and Nowthen Blvd. The Ramsey Dental Clinic will be <br />located on one lot and a second lot will be an outlot held for future development. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Final Plat <br />Planning Commission Meeting Minutes dated September 5, 2002 <br />City Staff' review letter dated November 22, 2002 <br />Development Agreement <br />Final Plat Resolution <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The property proposed to be subdivided is approximately 4.53 acres. The applicant is <br />proposing to divide the existing lot into one lot and one outlot. Lot 1 contains the <br />Ramsey Dental Clinic and is shown as being jiXSt under an acre in size. Outlot A is vacant <br />and is shown to be slightly over 3.5 acres in size. The subject property is currently zoned <br />B-1 Business and the Ramsey Comprehensive Plan shows the subject property as Places to <br />Shop. Any proposed use ofOutlot A will need to conform to the B~I zoning designation <br />unless the property is rezone& If a rezoning is proposed to be for a residential use, the <br />applicant will need to also apply for a Comprehensive Plan Amendment. In addition, <br />Outlot A will need to be replatted and require site plan approval from the City Council <br />before the property can be developed. <br /> <br />Lot 1 meets the half-acre minimum lot size requirement, the 100-foot width and 150-foOt <br />depth requirement established in the B-1 Business District. <br /> <br />Currently, the property has one access from Nowthen Blvd. The access serves the <br />Ramsey Dental Clinic and is expected to remain. It is presumed that Anoka County will <br /> <br />-125- <br /> <br /> <br />
