The preliminary plat presented is proposing <br />to subdivide an unplatted parcel into t 0 single-family lots served by City sewer and water. <br /> <br />Zoning: The property is located within the M.U.S.A boundary and is currently zoned <br />Single Family. The single-family homes shown in the preliminary plat are a permitted use in <br />the R-I Zoning District. <br /> <br />Density: The 200t Comprehensive Plan designates this area for low density single family <br />residential development and low density has been established at 3 units per acre. The gross <br />density for the subject property is approximately 2.08 units per acre. Net density, which <br />excludes wetlands and state, county, and MSA roads, has been established at 2.2 units per <br />acre. <br /> <br />Access and Streets: The development will gain access from newly constructed Yak/ma St. <br />contained in the Highlands at River Park subdivision. The plat proposes to extend a public <br />street cul-de-sac to serve all 10 of the new lots.
