CASE # 5 <br /> <br /> REQUEST FOR FhNAL PLAT APPROVAL FOR <br /> MEADOW POI2qTE SUBDMSION; <br />CASE OF ALLSTATE DEVELOPMENT AND EVELYN DEBOER <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Allstate Development and Evelyn Deboer are subdividing a parcel containing the home of <br />Mrs. Deboer located at the comer of Alpine Dr. and Sunfish Lake Blvd. The proposed <br />plat will create one lot, which will contain the existing homestead, and three outlots. The <br />outlots will be replatted in the Villas of Meadow Point subdivision. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final Plat <br />City Staff review letter dated November 22, 2002 <br />Development Agreement <br />Final Plat Resolution <br /> <br />Notification: <br /> <br />This parcel was part of the preliminary plat of Villas of Meadow Pointe. Property owners <br />within 700 feet were notified of the public hearings held by the Planning Commission <br />regarding the preliminary plat of Villas of Meadow Pointe. <br /> <br />Observations: <br /> <br />The property proposed to be subdivided is approximately 3.89 acres. The subject <br />property is currently zoned R-1 Single Family and is located in the Metropolitan Urban <br />Service Area (MUSA). The existing homestead will be located on Lot 1 and three outlots <br />(A,B, and C) will be created as part of the plat. All of the outlots will be replatted as part <br />of the final plat of Villas of Meadow Pointe. Any proposed use on the outlots will need to <br />conform to the R-1 zoning designation unless the property is rezoned. <br /> <br />Lot 1 is approximately 1.2 acres in size and meets all of the dimensional requirements for <br />the R~I Zoning District. <br /> <br />The property owner will not be responsible for any typical development fees since there <br />are no new buildable lots created as-part of this plat. However, when the outlots are <br />replatted, the appropriate fees will be charged based on the fee schedule in effect at the <br />time. <br /> <br />-193- <br /> <br /> <br />
