We offer the following comments: <br /> <br />General: The proposed plat consists of 3.89 acres and is generally located at thb <br />northeast corner of the intersection of Alpine Dr. and Sunfish Lake Blvd. The proposed <br />final plat proposes to subdivide the existing lot into one lot and three outlots. Currently, a <br />single-family residence is on the subject property. <br /> <br />Zoning: The property is currently zoned R:i _Single Family Residential District. <br /> <br />Lot Sizes and Dimensions: Lot 1 is approximately 1.2 acres in size and meets all <br />dimensional requirements for the R-1 Zoning District. <br /> <br />Setbacks: The existing home will meet all required setbacks for the R-1 Zoning District <br />once the new lot is created. <br /> <br />Street Access: Currently, the property has access from Alpine Dr. The access serves the <br />ex/sting home and is expected to remain, it is known that the Villas of Meadow Pointe <br />subdivision will be creating a new public road- access as part of the development.
