CASE #: ~} <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF VILLAS OF MEADOW POINTE <br />TOWNItOMES; <br /> CASE OF ALLSTATE DEVELOPMENT, LLC <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Allstate Development has submitted a final plat for the first phase of Villas of Meadow Pointe, a <br />38-unit townhome development with 3 new single family lots. The property is generally located in <br />the triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and Alpine <br />Dr. The preliminary plat was approved by the City Council on October 22, 2002. The first phase <br />will consist of 10 townhomes and three new single-family lots. ' <br /> <br />a) Site location map <br />b) Final Plat submittal <br />c) City Council Minutes dated October 22, 2002 <br />d) City Staff Review Letter dated November 22, 2002 <br />e) Development Agreement <br />f) Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />Notices are not required to be sent as part of the final plat approval process. <br />Observations: <br /> <br />The property is currently zoned R-2, Medium Density Residential and R-1 Single Family <br />Residential. The townhomes are shown on the property zoned R-2 and the single-family lots are <br />shown on the land zoned R~I. The three single family lots were designated as Outlot C on the <br />final plat of Meadow P°inte. <br /> <br />The preliminary plat originally reviewed by the City Council showed four single family lots with <br />access coming from Alpine Dr. After discussion about the access with City Council and staff, the <br />applicant moved access to the rear of the property for the single-family lots. By doing so, <br />however, the applicant lost one single-family lot and one two-unit townhome building. The <br />remaining townhome configuration remains consistent with the preliminary plat. <br /> <br />Final grading, utility, drainage, and construction plans have been submitted and will need to be <br />revised as noted in the City StaffReview Letter dated November 22, 2002. <br /> <br />Under the development agreement, the developer will be charged park dedication and trail fees as <br />well as stormwater trunk fees. As discussed during the preliminary plat, the applicant will be <br />constructing the sanitary sewer trunk line through the development.
