The submittal consists of Preliminary Plat dated July 9, 2002 revised July 26, 2002, and <br />revised August 15 and 29, 2002, Revised September 5, 2002 and four (4) sheets consisting of a <br />Preliminary Grading and Drainage Plan, a Preliminary Utilities Plan, and Tree Protection Plan <br />dated July 9, 2002, Revised August 28, 2002, Revised September 5, 2002, Revised September <br />17, 2002 and received by the City on July 9, 2002, and August 15 and 16, 2002, September 5 and <br />17, 2002 that were all prepared by I-takanson Anderson Associates, Inc. We offer the following <br />comments: <br /> <br />General: The subject property is approximately 23.36 acres in size and is generally located' in <br />the triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake B!.vd., and <br />Alpine Dr. The original sketch plan proposed 20 two-unit buildings, one 4-unit building, and <br />eight 16-unit buildings and one single-family lot for a total of' 157 units. The preliminary plat <br />shows 19 two-unit buildings and six single family lots. The area where the sixteen unit <br />buildings were shown on the sketch plan are shown as outlots and will be subdivided at a later <br />time. The townhomes will be subject to a site plan review on October 3, 20'02 for all other <br />aspects of the proposal including but not limited to architectural standards, off-street parking, <br />structure setbacks, and landscaping. The results of the site plan review may impact the actual <br />number of townhomes to be developed on the property <br /> <br />Zoning: The property is currently zoned a combination of R-2 Medium Density Residential <br />and R-1 Single Family Residential. The towahomes are shown on the property zoned R-2 and <br />the single-family lots are shown on the land zoned R-I, with- the exception of the existing <br />single-family house shown on the northwest portion of the development. <br /> <br />I <br /> <br />I <br />I <br />I <br /> <br /> <br />
