-88- <br /> <br />18. Land and Cash Contribution. <br /> <br /> SECTION IV <br /> PARK DEDICATION <br /> <br /> The Plat is located in the Oak Recreation District. Park <br />dedication requirements shall be satisfied by a cash payment in the amount of Eighty Eight <br />Thousand Four Hundred Dollars ($88,400.00) (52 lots x $1,700.00/unit). This payment shall <br />be made to the City prior to the release of the Final Plat for recording. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPhNG <br /> <br />19. <br /> <br />Trail Development And Fees. The City Council has enacted a trail development fee in the <br />amount of Four Hundred Dollars and no cents ($400:00) per unit. Therefore, a payment in the <br />amount of Twenty Thousand Eight Hundred Dollars ($20,800.00) (52 lots x $400/lot) shall <br />be paid to the CITY prior to releasing th~ Plat for recording. <br /> <br />20. <br /> <br />Sidewalk Construction. The DEVELOPER shall construct and pave, in accordance with <br />CITY standards, a five (5) foot wide concrete sidewalk with pedestrian ramps in locations <br />prescribed by the CITY, not to exceed 5% in grade, along public streets. <br /> <br />21. <br /> <br />Tree, Shrub and Sod Planting Plan. The addition of trees, shrubs and sod to the Plat shall <br />be in accordance with the approved Landscape Plan referenced in the Site Plan Development <br />Permit. The DEVELOPER is required to submit a Plan for CITY approval that identifies <br />existing tree growth within the Plat that will be protected during construction. The trees to <br />be protected must be identified on the grading plan, and the plan must require the installation <br />of 'tree save fences' prior to land clearing or grading. In addition, the requirement for this <br />Plan shall be fulfilled by the DEVELOPER as follows: <br /> <br /> a) lX, tinimizing the impact of construction on trees in accordance with Minnesota <br /> Extension Service publication "Protecting Trees From Construction Damage" <br /> (Publication #NR-FO-6135-S). <br /> <br />22. Tree Disease Prevention and Disposal. The DEVELOPER shall prevent the introduction <br /> and spread of tree disease into the residual tree populations of the Plat and adjoining <br /> properties as well as mitigate the effects of construction activity on tree health, within and <br /> outside of the Plat. The DEVELOPER, in order to protect trees from construction damage <br /> shall: <br /> <br />a) rnstall physical barriers, such as snow fence, around trees that are to remain after <br /> initial grading.
