The submittal consists of Preliminary Plat dated July 9, 2002 revised July 26, 2002, and <br />revised August 15 and 29, 2002, Revised September 5, 2002 and four (4) sheets consisting of a <br />Preliminary Grading and Drainage Plan, a Preliminary Utilities Plan, and Tree Protection Plan <br />dated July 9, 2002, Revised August 28, 2002, Revised September 5, 2002, Revised September <br />17, 2002 and received by the City on July 9, 2002, and August 15 and 16, 2002, September 5 and <br />17, 2002 that were all prepared by Hakanson Anderson Associates, Inc. We offer the following <br />comments: <br /> <br />General: The subject, property is approximately 23.36 acres in size and is generally located in <br />the triangular area formed by the intersection of Nowthen Blvd, Sunfish Lake Blvd., and <br />Alpine Dr. The original sketch plan proposed 20 two-unit buildings, one 4-unit building, and <br />eight 16-unit buildings and one single-family tot for a total of 157 units. The preliminary plat <br />shows 19 two-unit buildings and six single family lots. The area where the sixteen unit <br />buildings were shown on the sketch plan are shown as outlots and will be subdivided at a later <br />time. The townhomes will be subject to a site plan review on October 3, 2002 for all other <br />aspects of the proposal including but not limited to architectural standards, off-street parking, <br />structure setbacks, and landscaping. The results of the site plan review may impact the actual <br />number oftownhomes to be developed on the property <br /> <br />Zoning: The property is currently zoned a combination of R-2 Medium Density Residential <br />and R-1 Single Family Residential.
