'1 <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br /> i <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />CASE # <br /> <br /> REQUEST FOR SITE PLAN APPROVAL <br />CASE OF DIAMOND SPORTS BAR AND GRII,L <br />By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Diamonds Sports <br />Bar and Grill, Diamonds is planning on constructing an addition to enclose their outdoor <br />bar/kitchen and create more office space in the rear of their building. The site is located at <br />7550 State Highway #10. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />Letter from Applicant dated July 24, 2002 <br />City Staff Review Letter dated August 29, 2002 <br />Proposed Development Permit <br /> <br />Notification: <br /> <br />Site Plans are not required to be subject to a public hearing. <br /> <br />Observations: <br /> <br />Gary Gruber of Diamonds Sports Bar and Grill is proposing a two story addition to the <br />existing building that would add about 744 square feet of kitchen space and 744 square <br />feet of office space. The addition will be constructed where the current outdoor bar and <br />grill is located. The proposed addition and existing building complies with the 35% <br />building coverage restriction and all setback requirements. <br /> <br />In the B-3 Zoning District, the exterior finish of the building is required to be brick or <br />other masonry type of exterior material. The applicant is proposing to have vinyl siding <br />on the new addition. The existing building has masonry like material as an exterior <br />surface. City Code does allow for alternative materials to be used when approved by the <br />Planning Commission and City Council. The addition will be in the rear of the building <br />and will not be clearly visible from Hwy. 10. <br /> <br />In accordance with City Code, a sufficient number of off-street parking spaces are <br />provided. The current use has 316 parking 'spaces. The addition does not require <br />additional parking. <br /> <br />On September 5, 2002, the Planning Commission reviewed the proposed addition and <br />found both the site plan and the alternative exterior material acceptable. <br /> <br />-185- <br /> <br /> <br />
