Rationale & Supporting Detailed Information <br />Conditional Use Permit Application <br />Wayne L. Steinke <br />15661 Juniper Ridge Drive NW <br />Ramsey, MN 55303 <br /> <br />The purpose of the Conditional Use Permit Application is to describe my plans and rationale for constructing an <br />accessory building on my residential property which slightly exceeds the height and square foot limits. <br /> <br />Height <br />My primary goal with this structure is to closely matches the unique architectural features of the house (see <br />attached photo). This is a Clerestory design with a 6/12-pitch roof'on the front and a 4/12 on the back, with an <br />offset ridge (same as the house). I also wish to install an 8' high garage door, rather than the standard 7'. <br />Additionally, the design incorporates an 18" deep floor truss system that eliminates support posts in the garage. <br />These design elements are key objectives of this project, and are critical in determining the minimum height of <br />the structure. Given these design objectives, and the use of lower profile awning windows in the Clerestory <br />feature, 21 '-4.3/4" is the lowest height possible. <br /> <br />The height of the house from ground level to the top of its Clerestory feature is 30'-6", and to the main roof ridge <br />is 28',4". The same measurements on the proposed garage are 21'-4.3/4" and 19'-8.3/4", respectively. I point <br />this out to illustrate the proportions of the house and garage relative to each other. The proposed Clerestory <br />garage will not over power the house, but rather each will compliment one another nicely. <br /> <br />I'm certain the addition of this garage would not only enhance the property itself, but also the neighborhood. I <br />have attached a petition showing that I have reviewed this plan with my neighbors, and that they do not object to <br />the height or square footage of the proposed garage. <br /> <br />Square Feet <br /> <br />Lot Size: 31,859 Sq. FL (means total of Primary Garage and all Accessory Buildings cannot exceed 1488 sq. ft.) <br /> <br /> Primary Garage = (28' x 28') - (3' x 8' [stairwell]) = 760 Sq. Ft. <br /> 784 24. <br /> Accessory Building = 24' x 32' = 768 Sq. Ft. <br /> Primary Garage plus Accessory Building = 1.~28 Sq. Ft. <br /> Total square feet allowed w/o variance = 1488 Sq. Ft. <br /> Over= 40Sq. Ft. <br /> <br />Although changing the size to a 24' x 30' would result in being 8 sq. ff under the limit, the 24' x 32' size, being <br />divisible by 4 and 8, makes more efficient use of building materials. Additionally, 1 would like the extra square <br /> <br />feet for storage. <br /> <br /> Primary Garage = <br /> /_[Accessory Building = 24' x 30' = <br /> Primary Garage plus Accessory Building = <br /> Total square feet allowed w/o variance = <br /> <br />760 Sq. Ft. <br />720 Sq. Ft. <br />1480 Sq. Ft. <br />1488 Sq. Ft. <br /> <br /> Under = 8 Sq. Ft. <br /> <br />Use of Garaqe <br /> <br />I plan to use the garage for storage and woodworking. I have a pontoon boat, canoe, 2 fishing boats, and a <br />utility trailer, plus 2 lawn mowers (rider and walk-behind), 2 snowblowers (large and small), and numerous <br />woodworking tools. My woodworking is a personal hobby; <br /> <br />Currently, all of the watercraft and the riding lawn mower sit outside in the yard creating a somewhat unsightly <br />situation. With a favorable ruling I would further agree not to put up any 10' xl0' utility sheds on the property <br />...which I've considered in the past but declined because they don't provide the aesthetic solution I'm looking <br />for. <br /> <br />I greatly appreciate your careful consideration.
