All the aforementioned plans were prepared by John Oliver & Associates, <br />Inc. We offer the following comments: <br /> <br />General: The subject property is 24.11 acres in size and is generally located west of State <br />Highway #47 and north of Alpine Drive. The approved preliminary plat plan proposed to <br />develop 110 townhome lots. The final plat shows 58 townhouse lots being platted with the <br />remaining lots being contained in Outlot A for future development. <br /> <br />2. Zoning: The subject property is ~.oned K-2 Residential which allows for townhomes up to 7 <br /> units per net acre. <br /> <br />Streets: The final plat is in accordance with the City's adopted townhome street policy and <br />the approved preliminary plat. In accordance with staff comments at the time of preliminary <br />plat approval, the streets plan have modified to correct all deficiencies. A temporary cul-de- <br />sac must be constructed on Fluorine St. NW and protected with a temporary easement that <br />will expire upon final plat of the second phase. The streets shall be constructed in <br />conformance with the constructions plans prepared by John Oliver and Associates dated June <br />18, 2002. <br /> <br />Grading and Drainage: These comments are based on the submitted Grading Plan dated June <br />7, 2002, Revised June 11, 2002. A drainage permit will be required from MrCDOT. The <br />development will also require a permit from the Lower Rum River Water Management <br />Organization and MPCA.
