· Sheet 14 of 16 - In regards to the integral base manhole; if adjustment exceeds 10", a <br /> barrel section shall be used. Also add note: "All manhole structures not located in paved <br /> area must be marked with a green carconite stake. <br />· Sheet 15 of 16- Change the heading to "Resilient Seated Valve". Add note: Ail valves <br /> not located in paved area must be marked with a blue carconite stake. <br />· Sheet T-1 - Final alignments needs to be approved by the City Engineer. Initial <br /> discussions with residents indicate that the storm sewer line on 155th Lane NW should be <br /> installed 4-6 feet from existing curbIine but shall remain outside of wheel paths. All <br /> existing trees must be protected by the use of trench boxes wherever possible. Additional <br /> pipe or grading work will need to be added in Woodland Green Park to ensure positive <br /> drainage to NE comer of park. Storm sewer on Barium St. should be located to the west <br /> side of the road. <br />· Sheet T-3 Both Alternatives- Grading of swale in park not included. Please submit. <br /> <br />Staff also has the following general comments regarding specifications coma/ned in the <br />construction plans: <br /> a) All manhole and catchbasins shall use an infishield with a minimum thickness of <br /> 60 ml to seal the outside of the casting and rings to control inflitration and inflow. <br /> See manufacturer's recommendations for installation instructions. <br /> b) All manholes and RSVs that are constructed outside of paved areas must be <br /> marked with green and blue carconite stakes respectively. <br /> c) Section 16, B-3 (SP 7 of 21) shall state "Keep the grade +4 and -4 inches of that <br /> shown on the plans from Manhole 106 (T-3) to Manhole 103 (T-3). <br /> d) On SP 10 of 21, valve extensions shall conform to Detail Sheet 15 of 16 and be <br /> installed to a point no less than 1 foot below the proposed grade. <br /> e) On SP 17 of 21, remove the sentence: Pavement smoothness shall be waived for <br /> this project. <br /> f) The off-site stormwater improvement plan will be reviewed by Hakanson <br /> Anderson Associates, Inc. and the plan shall be modified as required by review <br /> letter prepared by Hakanson Anderson and Associates, Inc. <br /> <br />Sound Mitigation: It is the City's responSibility to take reasonable measures to ensure <br />compatibility between land use and traffic noise generated from an adjacent highway. After <br />a traffic noise level study conducted by SRF, Inc. it has been determined that a 10-foot sound <br />wall or a combination of berming and sound wall must be completed as part of this <br />development. Sheet 11 of 16 contains the details of the sound wall. The sound wall shall be <br />built to these standards subject to any comments from the City Engineer. <br /> <br />Stormwater Management Fee. The current stormwater management fee is $375 per unit. <br />There are ultimately 110 units proposed for this development, therefore there would be <br />$41,250.00 due for stormwater management for this development. The construction of the <br />storm sewer offsite of the subdivision is estimated at $175,200.00; of which this development <br />would be responsible for $66,226.00 (37.8% of the total project cost of $175,200.00); which <br />exceeds the amount that would be collected by the City. The City will allow the use of the <br />funds due ($41,250) for this development when the storm sewer outlet is accepted, in place <br />and operational and the City is provided proof of the financial transaction between you and <br />the contractor of the offsite storm water trunk improvement.
