-144- <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />16. Cash, Land, and Park Improvements, The Plat is located in the Oak Recreation District. <br /> Park dedication requirements shall be satisfied by a cash payment in the amount of Ninety <br /> One Thousand Eight Hundred Dollars and no cents ($91,800.00) (54 x $1,700). This <br /> payment shall be made to the City pr/or to the release of the Final Plat for recording. <br /> <br /> SECTION V <br />TRANSPORTATION A_ND LANDSCAPING <br /> <br />17. <br /> <br />Park Trail Development Fee. The City Council has established a trail development fee in <br />the amount of Four Hundred Dollars and no cents ($400.00) per lot. Therefore, a payment in <br />the amount of Twenty One Thousand Six Hundred Dollars and no cents ($21,600.00) (54 lots <br />x $400/lot) is due to the CITY for this Plat. <br /> <br />The DEVELOPER shall construct an 8-foot wide bituminous trail parallel to Highway ~-47 <br />north of 156th Lane N.W. and along the south of 156~h Lane, east of Iodine Street connecting <br />south to the north side of Iodine Court, then along the side yards between Lots I 0 and 11, <br />then south to the plat boundary line. The DEVELOPER herein a~ees to provide the City <br />with a separate document, in recordable form, granting an eight (8) foot wide easement for <br />the trail route outside of the road rigk~t-of-way. <br /> <br />18~..Sidewalk Construction. The DEVELOPER herein agrees to construct and pave, in <br /> accordance with CITY standards, a five (5) foot wide concrete sidewalk with pedestrian <br /> ramps in locations prescribed by the CITY, not to exceed 5% in grade, along the east side of <br /> Krypton Street and north side of 157~ Avenue. The cost associated with sidewalk <br /> construction are not eligible as a credit towards the Trail Development Frees and/or Park <br /> Dedication requirements due on the Plat. <br /> <br />19. <br /> <br />Tree and Sod Planting Plan. Tree Disease Prevention and Disposal. The DEVELOPER <br />shall prevent the introduction and spread of tree disease into the residual tree populations of <br />the Plat and adjoining properties as well as mitigate the effects of construction activity on <br />tree health, within and outside of the Plat. The DEVELOPER, in order to protect trees fi.om <br />construction damage shall: <br /> <br />a) Install physical barriers, such as snow fence, around trees that are to remain after <br /> initial grading.
