Mr. Kociscak is proposing to split land from the Gilbert Menkveld Trust parcel located <br />north of County Highway 116 and west of Ramsey Blvd. Mr. Kociscak is in the process of <br />purchasing 43.72 acres from the Menkveld Trust. The minor subdivision is proposing to consist of <br />two lots, 43.72 acres and 1.3 acres. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Final Plat <br />Draft Planning Commission Meeting Minutes dated July 11, 2002 · <br />City Staff review letter dated July 18, 2002 <br />Proposed Development Agreement <br />Resolution approving the final plat <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />As mentioned above, the minor subdivision is proposing to consist of two lots, 43.72 acres and 1.3 <br />acres. Mr. Kociscak has an agreement with the Menkveld Trust to purchase a 43.72 acres of the <br />parcel. At the time the agreement was drafted, the Menkveld Trust was holding 1.3 acres for a <br />future convenience gas station, which was eventually denied by the City of Ramsey. At this time, <br />Mr. Kociscak is not planning on buying the 1.3 acre parcel. Thus he is requesting a minor <br />subdivision to break off 43.72 acres so that he may proceed with his plans. <br /> <br />Mr. Kociscak is planning on selling the land to Brightkeys Development Inc. Brightkeys is <br />planning on subdividing the larger parcel into a townhouse development at a future date. This <br />minor subdivision is necessary for Mr. Kociscak and Brightkeys to assemble the land and start the <br />development process. <br /> <br />The property contains no structures and there are no requirements for road construction at this <br />time. The sketch plan as shown meets all dimensional requirements under City Code. The land is <br />currently zoned R-2, which allows for townhomes up to a density of 7 units per acre. Mr. <br />Kociscak and Brightkeys have indicated that they will be bringing forward a townhouse <br />development later this year. <br /> <br />-225- <br /> <br /> <br />
