private street policy requires a main public street through the project area, which this sketch plan
shows. The private street policy restricts private streets to 300 feet; unless a cul-de-sac is
provided, then the private street can be as long as 600 feet. The private streets shown appear to
meet the private street standards, however further review will need to be done at the preliminary
plat stage. The applicant is proposing to provide public roads to access Alpine Dr. and Nowthen
Blvd. (CSAH 5). The access on Nowthen will need Anoka County approval. The sketch plan is
also showing future accesses to the north and the southeast. They are by county
roads and typically the county doesn't want to grant excess entrances. The more than
one is necessary and would advocate for this. A detailed drainage plan will be
addressed during the preliminary plat and site plan process. At the there does not
appear to be any designated area for stormwater ponds. It appears that the. nt is proposing a
building to serve the residents of the townhouse develqt~t as well tennis courts.
appears that there will be underground' parking for ~::~ksidents buildings. In
addition, the developer is proposing to have off-street each 16-unit building.
City Staff recommends sketch plan approval subject to the City Staff Review
Letter dated May 30, 2002 ....

Citizen In put

Xevin McGee, applicant, 2619 Coon Rapid~!!~}oule~jJi!~'t'h Se will be owner occupied
units.
