(153ra Avenue N.W.) and east of T.H. #47. The <br />approved preliminary plat was for a total of 157 single family lots on 74 acres. In February of this <br />year, City Council granted f'mal plat approval of the first phase, which consisted of 58 lots. Arcon is <br />now requesting final plat approval of the second phase, which consists of 64 lots. The following <br />items are enclosed: <br /> <br />a) Site location map <br />b) Proposed final plat <br />c) Grading, Drainage & Erosion Control Plan <br />d) Tree Preservation Plan <br />e) Construction Plans <br />f) City Staff Review Letter dated June 20, 2002 <br />g) Hakanson Anderson Associates, Inc. Review Letter dated June 20, 2002 <br />h) Proposed development agreement <br />i) Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />No public heating is required at the final plat stage of a subdivision. <br /> <br />Observations: <br /> <br />All 64 lots conform to the sizes and dimensions approved on the Preliminary Plat. The second <br />phase will receive public street access by the construction of North Yak/ma Court N.W., X!dmo <br />Street N.W. and Waco Court N.W. The Engineering Department is requiting the construction of a <br />temporary cul-de-sac at the end of 155t~ Lane to accommodate snow storage; it will expire upon <br />final plat approval of the 3rd Addition. <br /> <br />The standard drainage and utility easements have been provided around the perimeter of all lots. <br />All other drainage facilities are also encumbered with easements. The Developer is required to <br />provide the City with a copy of their Lower Rum River Water Management Organization permit <br />prior to the commencement of any grading. The Developer has submitted a final grading plan for <br />both the 2nd and 3rd Additions in order to balance the soil on site. Approval of the grading plan for <br />the third phase does not constitute approval of anything but grading activities. The plans have been <br />reviewed and modifications have been recommended. Final plat approval will be conditioned upon <br />receipt of final grading plans with the requested modifications. <br /> <br />-113- <br /> <br /> <br />
