No occupancy permit for any lot in the Plat shall <br />be issued until: (a) vehicular access to the lot is provided including the installation of at <br />least one layer of bituminous surfacing; (b) all utilities are in place, operational and <br />acceptedby the CITY; (c) the City has been provided with a certificate of grading for any <br />lot with a slope flatter than 2%; and (d) boulevard sod and landscape tree, or escrow for <br />same, have been provided. <br /> <br /> SECTION IV <br />PARK DEDICATION <br /> <br />Land and Cash Contribution. The Plat is located in the Sunfish Recreation District. <br />Park dedication requirements shall be satisfied by a cash payment in the amount of Eleven <br />Thousand Nine HundredDoI}ars and no cents ($11,900) ( 7 lots x $1,700.00 per Unit). <br />This payment shall be made to the City pr/or to the release of the Final Plat for recording. <br /> <br /> SECTION V <br />TRANSPORTATION AND LANDSCAPING <br /> <br />Park Trail Development Ieee. The trail fee for 2002 is in the amount of Four Hundred <br />Dollars and no cents ($400.00) per Unit. Therefore, a payment in the amount of Two <br />Thousand Eight Hundred Dollars and no cents ($2,800.00) (7 lots x $400/Unit) is due at <br />the City prior to releasing the Final Plat for recording. <br /> <br />Tree and Sod Planting Plan. Sodded boulevards, in addition to a front yard tree, are a <br />requirement for each lot in the Plat prior to issuance of a Certificate of Occupancy. The <br />tree planting plan shall require, at the minimum, the Planting one two-inch diameter tree <br />(or equivalent thereof) of an approved species at the road frontage of each of the lot in the <br />Plat prior to the issuance of a Certificate.0f. Occupancy. The tree type shall consist of one <br />of'the following species; Linden, Maple, or Oak or other tree species approved by the <br />CITY. For trees intended to be planted between the sidewalk and the street, the specific <br />locations must be staked in advance of planting and approved by the CITY. In the event <br />the weather is not conducive to tree or planting sod in the boulevard at the time of <br />Certificate of Occupancy, the Building Permit holder shall place a cash deposit in the <br />amount of $300.00 for trees and $300.00 for sod in an escrow account with the CITY and <br />upon verification of the planting being accomplished, said cash deposit shall be refunded <br />to the Building Permit holder.
