The City Council <br />approved the preliminary plat and site plan at the May 14, 2002 meeting. The following items are <br />enclosed for your review: <br /> <br />a) Site location map <br />b) Final Plat submittal <br />c) City Council Minutes dated May 14, 2002 <br />d) City Staff.Review Letter dated June 21, 2002 <br />e) Development Agreement <br />f) Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />Notices are not required to be sent as part of the final plat approval process. <br /> <br />Observations: <br /> <br />The subject property is zoned R-2 Medium Density Residential which allows up to 7 dwelling <br />units per acre. The property is approximately 8.7 acres in size. When the right-of-way of Alpine <br />Dr. and Hwy. 47 is factored out, the property has 7.1 net acres. The final plat is showing 42 <br />townhouse units for a net density of 5.91 units per acre. <br /> <br />At the May 2, 2002 Board of Adjustment meeting, the applicant was granted a variance to the <br />600-foot cul-de-sac restriction and front yard setback. The new Fluorine St. will end in a <br />temporary cul-de-sac and will be signed as a future thru road. <br /> <br />The applicant has adjusted the final plat to meet the requirement of all units having at least a 25 <br />foot driveway. In most cases, this means that the buildings had to be moved a couple of feet. <br /> <br />A grading plan has been submitted and is acceptable subject to the comments contained in the <br />City StaffReview Letter dated June 21, 2002. <br /> <br />Under the development agreement, the developer will be charged park dedication and trail fees, <br />as well storm, sewer, and water trunk fees. <br /> <br />-203- <br /> <br /> <br />
