I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> I <br /> I <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />CASE <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF SUNFISH GATEWAY; <br />CASE OF SHARP AND ASSOCIATES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Dennis Sharp, of Sharp and Associates, is proposing to plat industrial property located north of <br />McKinley Street and west of Sunfish Lake Boulevard. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Preliminary Plat <br />Draft Planning Commission meeting minutes dated June 6, 2002 <br />City Staff review letter dated May 31, 2002, revised June 21, 2002 <br />Proposed resolution for preliminary plat approval <br /> <br />Notification: <br /> <br />State statute requires notification of the preliminary plat public hearing to owners of property <br />within 350 feet of the subject property. Staff sent notification to property owners within 350 feet <br />of the subject property. <br /> <br />Observations: <br /> <br />The area to be platted is approximately 9.75 acres in size and is zoned Industrial. The <br />preliminary plat is proposing to plat four lots ranging in size from 1.3 acres to 4.2 acres. All four <br />lots meet the minimum 1-acre lot size and 200-foot lot width requirement established in the <br />Industrial district. The site currently contains the development of Sunfish Plaza phase I and II; a <br />multi-tenant facility that provides space for business and warehouse users. Platting the property <br />will allow for two additional users to develop on the subject property. <br /> <br />The site is deriving access from a public cul-de-sac (140~ Court) which provides access to <br />County Road #57 (Sunfish Lake Boulevard). <br /> <br />A drainage and utility easement along the common boundary line of Lots 3 and 4 is being <br />extended to the northern boundary line of the plat to provide for a future ponding outlet for the <br />property to the north (former Mate Punch & Die property). <br /> <br />A permit from the Lower Rum River Water Management Organization has been obtained for the <br />subject project area. <br /> <br />'235- <br /> <br /> <br />
