RUT) & Sons, Inc. dated April 15, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 9.75 acres (424,893 square feet) and is <br />generally located west of Sunfish Lake Blvd. and north of McKinley Street. The preliminary <br />plat is proposing to plat the property into 4 lots. <br /> <br />2. Zoning: The property is zoned Industrial. <br /> <br />3. Lot Sizes and Dimensions: The minimum lot size and lot width in the Industrial District is 1 <br /> acre and 200 feet respectively. Lot 1 is approximately 4.2 acres in size, Lot 2 is 2.4 acres, Lot <br /> 3 is 1.7 acres and Lot 4 is 1.3 acres in size. All four proposed lots meet or exceed the 200- <br /> foot lot width requirement. <br /> <br />4. Grading and Drainage Plan: Grading and drainage plans 'will be reviewed as each lot <br /> develops. <br /> <br />Drainage and Utility Easements: The City will maintain only those utilities which have <br />been constructed to City utility standards and which have been encumbered with appropriate <br />sized drainage and utility easements. A drainage and utility easement of varying widths has <br />been proposed along the common lot line of Lots i and 2. The sewer and water utilities have <br />been already constructed through this &rea. As-bulk plans for these utilities should be <br />submitted so the proper easement width can be determined. <br /> <br />A thirty foot drainage and utility easement has been provided to accommodate water utility <br />looping to the west. <br /> <br />Immediately north of the subdivision, the former Mate Punch & Die property is serviced by a <br />retention pond that has no outlet. Pond area on that tot could be reduced in size if an outlet <br />were made available to the northern boundary of the subject subdivision. [t is possible to <br />place a storm sewer within the 20-foot drainage and utility easement provided between Lots 3 <br />and 4. <br /> <br />-241- <br /> <br /> <br />
