I <br /> <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />i <br /> <br />I <br /> <br />CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF SUNFISH GATEWAY; <br />CASE OF SHARP AND ASSOCIATES <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Dermis Sharp, of Sharp and Associates, is proposing to plat industrial property located north of <br />McKinley Street and west of Sunfish Lake Boulevard. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site .location map <br />Final Plat <br />City Staff review letter dated June 21, 2002 <br />Proposed Final Plat Resolution for approval <br /> <br />Observations: <br /> <br />The area to be platted is approximately 9.75 acres in size and is zoned Industrial. The final plat <br />is proposing to plat four lots ranging in size from 1.3 acres to 4.2 acres. All four lots meet the <br />minimum 1-acre lot size and 200-foot lot width requirement established in the Industrial district. <br />The site currently contains the development of Sunfish Plaza phase I and 12: a multi-tenant <br />facility that provides space for business and warehouse users. Platting the property will allow for <br />two additional users to develop on the subject property. <br /> <br />The plat will derive access from 140th Court which provides access to County Road #57 (Sunfish <br />Lake Boulevard). <br /> <br />A drainage and utility easement along the common boundary line of Lots 3 and 4 is being <br />extended to the northern boundary line of the plat to provide for a furore ponding outlet for the <br />property to the north (former Mate Punch & Die property). <br /> <br />A permit from the Lower Rum River Water Management Organization has been obtained for the <br />subject project area. <br /> <br />The City Council will be reviewing the preliminary plat prior to the review of the final plat of <br />Sunfish Gateway at the June 25, 2002 City Council meeting. <br /> <br />-247- <br /> <br /> <br />
