RUD & Sons, Inc. dated June 10, 2002. We offer the following comments: <br /> <br />General: The proposed plat consists of approximately 9.75 acres (424,89,3 square feet) and is <br />generally located west of Sunfish Lake Blvd. and north of McKinley Street. The f'mal plat is <br />proposing to plat the property into 4 lots. <br /> <br />2. Zoning: The property is zoned Industrial. <br /> <br />3. Lot Sizes and Dimensions: The proposed plat meets the lot size and dimension requirements <br /> established in the Industrial district. <br /> <br />4. Grading and Drainage Plan: Grading and drainage plans will be reviewed as each lot develops. <br /> <br />5. Drainage and Utility Easements: The standard ten foot drainage and utility easements have been · provided· along all four proposed lots. <br /> <br />The City will maintain only those utilities Which have been constructed to 'City utility standards and <br />which have been encumbered with appropriate sized drainage and utility easements. A drainage and <br />utility easement of varying widths has been proposed along the common lot line of Lots 1 and 2. The <br />sewer and water utilities have been already constructed through this area. As-built plans for these <br />utilities should be submitted so the property easement width can be determined. <br /> <br />A thirty foot drainage and utility easement has been provided to accommodate water utility looping <br />to the west. <br /> <br />Immediately north of the subdivision, the former Mate Punch & Die property is serviced by a <br />retention pond that has no outlet. Pond area on that lot could be reduced in size if an outlet were <br />made available to the northern boundary of the subject subdivision. It is possible to place a storm <br />sewer within the 20-foot drainage and utility easement provided between Lots 3 and 4. <br /> <br />6. Streets: The subdivision will be gaining access through a public cul-de-sac, which provides access to <br /> Sunfish Lake Blvd.. <br /> <br />7. Park Dedication Fees: Park Dedication will be paid through tax increment financing. <br /> <br />-251- <br /> <br /> <br />
