-258- <br /> <br />The subject property will gain access through 140~ Court, which provides direct access to <br />County Road #57 (Sunfish Lake Blvd.). The off-street parking and maneuvering areas will be <br />surfaced with bituminous paving and finished with concrete curbing. The parking stalls are <br />sufficient in numbers and dimensions. <br /> <br />The exterior building materials for the building are proposed to consist of rockf'ace concrete <br />block, which meets the architectural standards established in the Industrial District. <br /> <br />The facility will be served by City sewer and water services. <br /> <br />Recommendation: <br />The Planning Commission reviewed the site plan on June 6, 2002. The Planning Commission <br />recommended that Staff and the Developer work together regarding Staff" recommendation to <br />provide additional plantings along the north and western boundary line of the subject property. <br />The Applicant is proposing to plant Boston Ivy ~along' the fence that'exists along the western <br />boundary line. The topography along the northern boundary line will not provide the best <br />location for additional tree plantings. The Applicant will be providing additional trees along the <br />eastern boundary line of the plat as an alternative.
