Sharp: <br /> <br />We are in receipt of a Utility, Grading, and Erosion Control Plan prepared by Plowe Engineering <br />EEC. dated April 22, 2002. We have also received a Site Plan, Floor Plan, and Exterior Elevation <br />Plan prepared by Lampert Architects dated April 9, 2002. We are also in receipt of a <br />Landscaping and Lighting Plan dated June 7, 2002. We offer the following comments: <br /> <br />General: The site plan proposes to develop an I8,886 square foot two-story office and <br />warehouse facility for T.J. & Associates Printing. The site is located on Lot 3, Block 1, of the <br />proposed Sunfish Gateway industrial park located along the northwest comer of the intersection <br />of McKinley St. NW and Sunfish Lake Blvd. (CSAH 57). The development of the site will be <br />contingent upon the approval of the final plat for Sunfish Gateway and the plat being recorded at <br />Anoka County. <br /> <br />Zoning: The site is zoned Industrial. City Code permits multi-tenant office and warehousing <br />activities in the Industrial zorfing district. <br /> <br />Lot Coverage: The Industrial district restricts lot coverage to 35%. The site plan is proposing to <br />construct 6,009 square feet of office space and I2,877 square feet of warehouse space for a total <br />building area of 18,886 square feet (this includes first and second floor calculations) on the <br />subject 1.70 acre (74,189 square feet) parcel. The building footprint is 14,524 square feet, which <br />equates to a lot coverage of approximately 20% (14,524/74,189), this complies with City <br />requirements. <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setback, s: The site is subject to a 40-foot front yard, 35-foot rear yard, and 20-foot side yard <br />setback established in the Industrial district. <br /> <br />Screening: The abutting properties to the north, south, east and west are zoned for Industrial and <br />Business Warehouse and City Code does not require screening in these areas. <br /> <br /> I <br /> I' <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
