CASE # <br /> <br /> REQUEST FOR AN APPEAL TO THE BOARD OF ADJUSTMENT DECISION <br /> RELATING TO A REQUEST FOR VARIANCE; GENO AND LAURIE RONALLO <br /> By: Community Development Director Sylvia Frolik <br />Background: <br /> <br />Geno and Laurie Ronallo are proposing to construct a garage that will encroach on the side yard <br />setback on their property at 15920 Radium St. N.W. The following items are enclosed for your <br />information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Site Photos <br />d) Letter of opposition from residents at 160 t 0 Potassium St. N.W. <br />e) Letter of support from residents at 5121 159t~ Lane and 15940 Radium St. N.W. <br />f) Board of Adjustment meeting minutes dated June 6, 2002 <br />g) Board of Adjustment Findings of Fact and Resolution to deny the request <br />h) Proposed City Council findings of fact <br />i) Proposed resolution to approve or deny the request for appeal <br /> <br />Notification: <br /> <br />In accordance with State Statute, Staff attempted to notify property owners within 350 feet of the <br />subject property of the June 6, 2002 public hearing regarding the request for a variance. <br /> <br />Observations: <br /> <br />The Ronallo parcel is approximately .9 acres in size' and it is a comer lot. Their front yard faces <br />Radium Street and their south side yard is adjacent to 159~ Lane N.W. They are proposing to <br />construct a garage in their south side yardi' City Code states that the structure setback for comer <br />lots shall be 35 feet from the property line (on the side yard that is adjacent to a street), or <br />conform to the adjacent structure setback, whichever is greater. The house on the adjacent parcel <br />to the west of the Ronallos is approximately 50 feet from the property line or the right-of-way <br />line for 159t~ Lane.
