The rate in effect at the time of execution of this Contract will be collected. The final amount <br />collected will be dependent upon credits available based on the final construction costs <br />determined through the assessment project request. <br />21. Water and Sanitary Sewer Lateral Fees. Since the PERMITTEE is responsible for <br />extending lateral services to the Subject Property, the Subject Property is not subject to <br />standard sanitary sewer and water lateral fees. <br />22. Stonnwater Management Fee. The current stormwater management fee is $4,465 per <br />commercial acre. The amount due on the Plat is Three Hundred Eighty Five Thousand Nine <br />Hundred Ten Dollars and No Cents ($4,465.00 x 56 acres = $250,040.00). The acreage is <br />based on a permeable surface calculation instead of a gross acreage calculation. The <br />PERMITTEE shall pay all fees before release of the plat for recording at Anoka County. <br />The rate in effect at the time of execution of the Contract will be collected. The final amount <br />collected will be dependent upon credits available based on the final construction costs <br />determined through the assessment project request. <br />23. Future Development Fees. The PERMITTEE agrees none of the above fees are being <br />collected for any of the outlots and therefore said outlots are subject to similar fees at a future <br />date when it subdivides for development. <br />24. Trail Construction. The PERMITTEE shall construct and pave, in accordance with CITY <br />standards, a four (4) foot wide concrete sidewalk with pedestrian ramps in locations <br />prescribed by the CITY as shown on the Plans and as amended by CITY Staff Review, <br />Consistent with current ADA standards. <br />25. Easements. The PERMITTEE shall be responsible for drafting and recording easements for <br />all trails and sidewalks on private property. Said easements shall be executed prior to the <br />CITY releasing the Plat for recording and must be recorded at the same time as the Plat. <br />26. Maintenance Agreement. The PERMITTEE shall enter into a maintenance agreement for <br />all off -site improvements including, but not limited to, landscaping as well as for construction <br />of on -site stormwater management systems including, but not limited to, stormceptors and <br />rain gardens. This Contract shall be executed prior to the CITY releasing the Plat for <br />recording and must be recorded at the same time as the Plat. The PERMITTEE agrees that <br />no Building Pennit will be issued until this agreement is executed. <br />27. Notices.
