22. That the proposal will not adversely impact traffic in the area. 23. That the proposed deviation from the sign regulations will not be unduly dangerous or otherwise detrimental to persons residing or working in the vicinity of the use or to the public welfare. 24. That the proposal will not substantially impair the use, enjoyment, or market value of any of the surrounding properties. 25. That the proposal will not be hazardous or disturbing to existing or future neighboring uses. 26. That the proposal will not create excessive additional requirements at public cost for public facilities and services, and it will not be detrimental to the economic welfare of the community. 27. That the proposal will not involve activities and uses that will be detrimental to any persons, property, or the general welfare by reason of excessive production of glare. 28. That the proposed signage will require approval by Minnesota Department of Transportation because it will be an off - premise sign along a state highway. 29. That the proposed sign is part of the original signage and vision of The COR. The motion for the adoption of the foregoing resolution was duly seconded by Councilmember McGlone, and upon vote being taken thereon, the following voted in favor thereof: Mayor Ramsey Councilmember McGlone Councilmember Dehen Councilmember Look Councilmember Wise and the following voted against the same.
