I <br /> I <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br />I <br /> I <br /> I <br /> I <br /> ! <br /> t <br /> I <br /> I <br /> I <br /> I <br /> <br />CASE # <br /> <br />ADOPT ORDINANCE TO REZONE THE PROPOSED PLAT OF SUNFLOWER RIDGE <br /> FROM B-1 BUSINESS AND B-2 BUSINESS TO R-3 URBAN RESIDENTIAL; <br /> CASE OF OAKWOOD LAND DEVELOPMENT, INC. <br /> By: Community Development Director Sylvia Frolik <br />Background: <br /> <br />On May 28, 2002, the City Council adopted Findings of Fact and introduced an ordinance to <br />rezone the proposed plat of Sunflower Ridge from B-1 and B-2 Business to R-3 Urban <br />Residential. The rezoning will facilitate development of the subject property with residential <br />uses at a density not to 7 units per acre. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Findings of fact adopted 5/28/02 <br />d) Proposed ordinance <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property. Staff attempted to notify property owners within 700 feet of the request for <br />rezoning. <br /> <br />Observations: <br /> <br />The 2001 Comprehensive Plan designates the property for development with low density <br />residential uses. The City Council and Metropolitan Council recently approved an amendment to <br />the 2001 Comprehensive Plan to reclassify the property for development with medium density <br />residential uses. In accordance with the City Charter, the rezoning ordinance is now eligible for <br />adoption. <br /> <br />Recommendation: <br /> <br />City Staff recommends adoption of the ordinance. <br /> <br />Council Action: <br /> <br />Motion to adopt Ordinance #02- to rezone the proposed plat of Sunflower Ridge from B-1 <br />and B-2 Business to R-3 Urban Residential. <br /> <br />Roll Call Vote: <br /> <br />Councilmember Gerald Zimmerman <br />Councilmember Patti Kurak <br />Councilmember Susan Anderson <br />Councilmember Terry Hendr/ksen <br />Mayor Tom Gamec <br /> <br />Reviewed by: <br />Cry Attorney <br />CC: 06/11/I}2 <br /> <br />67- <br /> <br /> <br />
