I I I I I I I I I I I I ! t I I I I CASE # ADOPT ORDINANCE TO REZONE THE PROPOSED PLAT OF SUNFLOWER RIDGE FROM B-1 BUSINESS AND B-2 BUSINESS TO R-3 URBAN RESIDENTIAL; CASE OF OAKWOOD LAND DEVELOPMENT, INC. By: Community Development Director Sylvia Frolik Background: On May 28, 2002, the City Council adopted Findings of Fact and introduced an ordinance to rezone the proposed plat of Sunflower Ridge from B-1 and B-2 Business to R-3 Urban Residential. The rezoning will facilitate development of the subject property with residential uses at a density not to 7 units per acre. The following items are enclosed for your information: a) Site location map b) Site Plan c) Findings of fact adopted 5/28/02 d) Proposed ordinance Notification: State statute requires notification of the public hearing to owners of property within 350 feet of the subject property. Staff attempted to notify property owners within 700 feet of the request for rezoning. Observations: The 2001 Comprehensive Plan designates the property for development with low density residential uses. The City Council and Metropolitan Council recently approved an amendment to the 2001 Comprehensive Plan to reclassify the property for development with medium density residential uses. In accordance with the City Charter, the rezoning ordinance is now eligible for adoption. Recommendation: City Staff recommends adoption of the ordinance. Council Action: Motion to adopt Ordinance #02- to rezone the proposed plat of Sunflower Ridge from B-1 and B-2 Business to R-3 Urban Residential.
