-40- <br /> <br />Principal Planner Trudgeon stated Edina Development has applied for site plan review to <br />develop 110 townhomes on the property located west of Highway #47 and north of Alpine Drive <br />N.W. The property is approximately 24.11 acres in size. The property is currently completing <br />the process to be zoned R-3 Urban Residential, which allows for medium density residential <br />development at a density not to exceed 7 units per acre. The net density (subtracting Alpine <br />Drive and T.H. #47 road tight-of-ways and wetlands) is 6.8 units per acre.:~-;'::!iii~he proposed <br />town_homes consist of four and six unit structures. The Staff will work with de~f6~er to remove <br />the extra parking spaces if approved by the Planning Commission.
