-140- <br /> <br />Cobalt Street is proposed to be extended through the plat from Sunwood Drive to the southern <br />boundary line of the plat (abutting the Lord of Life property). <br /> <br />The grading plan indicates that the applicant will need to obtain a grading easement from Lord of <br />Life church. Discussions have occurred between Lord of Life and On'in Thompson and both <br />parties seem amendable to working out an agreement that would allow Orrin Thompson to <br />perform grading onto a portion of the Lord of Life property. If Orrin Thompson Homes and <br />Lord of Life cannot roach an agreement, Orrin Thompson Homes will be required to construct a <br />retaining wall along the southeastern boundary line of the plat to achieve the proposed grading <br />plan for the development. <br /> <br />In conjunction with final plat review, the City Engineer has reviewed the .final grading, <br />construction, streets, and utility plan. The project is subject to the review and permitting process <br />of the Lower Rum River Watershed Management Orgarfization (WMO).
