Hill tnc. <br />2500 West County Road 42, Suite 120 <br />Burnsville, MN 55337 <br /> <br />Re: .Birch Hill Lodges Plan Review <br /> <br />' Dear Mr. Quantance: <br /> <br />I have reviewed the following documents related to the above proposed subdivision: <br /> <br />(a) <br /> <br />(b) <br />(c) <br /> <br />Seven sheet set of plans containing the erosion control, grading <br />drainage and landscape plans last revised 02/21/02. <br />Eight skeet set of construction plans with profiles dated 02/26/02. <br />Two sheet proposed £mal plat. <br /> <br />and <br /> <br />I offer the following comments. <br /> <br />Grading plan <br /> <br />· The driveway grades on K street are very steep the eastrnost unit <br /> approach 10%. <br /> <br />All units should have positive drainage away from the structures, Lot 2 <br />Block I, Lot 2 Block 2, Lot 3 Block 2, and Lot 5 Block 2, all st~ow <br />spot grades the same elevation as the building itself at distances of 10 <br />to 15 feet from the building elevations raised, or a detail showing the <br />drainage away from the building should be submitted. <br /> <br />Grades along the TH 47 ditch are one percent, which is the minimum <br />allowable under City code.
