I I I I I I ADOPT ORDENgaNCE TO REZONE PROPERTY FROM B-1 BUS'tESS TO IaYDUSTRIAL: CASE OF J.R. LAND AxND CATTLE COMPANY By: Megan Wald, Associate Planner Background: J.R. Land and Cattle Company has submitted an application to rezone certain property located northwest of Alpine Drive and north of State Highway #10 from B-1 Business to Industrial. The property is being platted as West Ramsey Industrial Park and the rezoning would allow the applicant to develop the property with industrial uses. The following items are enclosed for your information: 1. Site location map 2. Proposed plat 3. Findings of Fact adopted February 26, 2002 4. Letter from Metropolitan Council dated March 19, 2002 5. Proposed Ordinance Notitication: In accordance with State Law, the City notified property owners within 350 feet of the subject property of the request for rezoning and the Planning Commission public hearing held on February 7, 2002. Observations: The City Council adopted findings of fact and introduced the rezoning ordinance on February 26, 2002. The rezoning was contingent upon Metropolitan Council approval of a Comprehensive Plan amendment to change the designation on the Future Land Use Map from 'places to shop' to 'places to work.' The City received written notification from Metropolitan Council on March 19, 2002, that the amendment was approved. In accordance with the City Charter, the ordinance is now eligible for adoption. Recnmmendation: City Staff recommends adoption of the ordinance at this time. Council Action: Motion to adopt Ordinance #02-~.~ to rezone certain property in Section 19, generally referred to as the proposed plat of West Ramsey Industrial Park, from B-1 Business to Industrial.
