The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site Location Map <br />Proposed final plat <br />City Staff Review Letter dated March 20, 2002 <br />Proposed development agreement <br />Proposed resolution for final plat approval <br /> <br />Notilication: <br /> <br />Minor subdivisions are not required to be subjected to a public heating, however the <br />development proposal 'for the subject property also required a rezoning of a portion of the <br />property. The rezoning required a public hearing and through that process, Staff attempted to <br />notify residents within 700 feet of the Subject Property of the development proposal. <br /> <br />Observations: <br /> <br />The property consists of approximately 11.31 acres and is proposed to be platted into 1 lot for the <br />32 rental units and I outlot for the wetland. The proposed plat will derive access from Sunwood <br />Drive at two locations. The townhomes will gain access to Sunwood via private streets or <br />driveway collectors. There will be no direct access to T.H. #47 and the final plat proposes to <br />dedicate right-of-access along #47 to the State. <br /> <br />In accordance with City policy, the wetland is encumbered by a drainage and utility easement. <br />The Park Commission has recommended a cash payment to satisfy park dedication and trail <br />development tees. The developer is also being requested to provide the City with an easement <br />for possible future trail purposes along T.H. #47. <br /> <br />The final Grading and Drainage Plan, Utility Plan and Construction Plans will be addressed as <br />part of the site plan approval for the townhome development. Drainage and utility easements' are <br />proposed on the final plat that are in accordance with the Grading Plan and the Utility Plan. <br /> <br />-185- <br /> <br /> <br />
