All of the lots meet or exceed the minimum area and width requirements. Sidewalks will be required along 158a' and Lithium Streets. Park dedication will consist of a cash payment. The Developer is being required to construct a trail parallel to T.H.. #47 from the north boundary of the plat to the south boundary of Apple Ridge. The cost of trail construction outside the boundaries of the River Pines 5~' plat will be credited towards the standard trail development fees due on the plat. The final grading plan has been submitted and some minor modifications are suggested. No construction will be allowed until the developer has acquired the necessary permit from the Lower Rum River Water Management Organization. Recommendation: The proposed f'mal plat substantially conforms to the approved preliminary plat and City Staff recommends final plat approval.
