All of the lots meet or exceed the minimum area and width requirements. Sidewalks will be <br />required along 158a' and Lithium Streets. Park dedication will consist of a cash payment. The <br />Developer is being required to construct a trail parallel to T.H.. #47 from the north boundary of <br />the plat to the south boundary of Apple Ridge. The cost of trail construction outside the <br />boundaries of the River Pines 5~' plat will be credited towards the standard trail development fees <br />due on the plat. <br /> <br />The final grading plan has been submitted and some minor modifications are suggested.
