Please address the following issues prior to
further development:

The plat does not adequately identify TH47 right of way. The final plat should identify the fight of
way'by reference to the appropriate plat (02-17) and in place monuments. The distances from the
centerline and offset dimensions from the centerline to the edge of the plat should also be identified.

We also request that access control be dedicated to the public by plat along this section of trunk
highway. Please direct questions concerning these issues to Lee Williams (651-582-I 26 i) in
Mn/DOT's Right of Way section.

The two existing private accesses onto TH 47 should be closed. If the two homes are to remain, the
driveways should be reconfigured to access off of 158th Court. If you have any questions regarding
these concerns please contact Beth Neundorfin our Design section at (651) 582~1579.

We would also suggest that the City upgrade the street access to TH65 (160:~' Street) and construct a
northbound bypass lane. With increased de. velopment in this area traffic safety may become an
increased issue. If you have any questions please contact Wayne Lemaniak in our Traffic section at
(651) 634-2147.

m
m
m
I

m:

m

A Mn/DOT drainage permit will be required. The proposed plan appears to &ain storm water fi'om
the development northward and ultimately into a ditch that flows to the east crossing under TH 47.
The permit application must include drainage area and.storm drainage maps (including d/rection of
flow lbr storm sewer pipes) and hydraulic computations for l0 and 100-year events for the existing
and proposed conditions including computations for the pond. A final grading plan will also need to
be submittedl If you have any questions regarding these drainage concerns please contact Chris
Horsmann in our Water Resource Engineering section at (651) 582-t000.

,i
i
I

m

-160-

An equal opportunity employer
