LAND AND CATTLE COMPANY <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />J.R. Land and Cattle Company has submitted an application to rezone certain property <br />located northwest of Alpine Drive and north of State Highway #10 from B-1 Business to <br />Industrial. The rezoning would allow the applicant to develop the property with light <br />manufacturing businesses. <br /> <br />The following items are enclosed for your information: <br /> <br />1. Site location map <br />2. Proposed Preliminary Plat <br />3. Draft Planning Commission meeting minutes dated February 7, 2002 <br />4. Proposed fmdings of fact <br />5. Proposed Ordinance <br /> <br />Notification: <br /> <br />State Law requires that the City notify property owners within 350 feet of the subject <br />property. Staff notified property owners located within 350 feet of the subject property <br />of the proposed rezoning. <br /> <br />Observation: <br /> <br />J.R. Land and Cattle Company is requesting that the City rezone approximately 17.29 <br />acres from B-1 Business to Industrial. Property to the north is zoned PUD Planned Unit <br />Development (Northfork residential development), property to the south is zoned B-1 <br />Business and the subject property abuts the Elk River and Ramsey common boarder line. <br />Rezoning the property would allow for manufacturing and warehouse facilities to be <br />developed on the property. <br /> <br />The 2001 Comprehensive Plan identifies this area for commercial/retail uSes and <br />therefore a Comprehensive Plan Amendment will be required. The City received the <br />required ComPrehensive Plan Amendment application on January 15, 2002. The City <br />Council will be reviewing the comprehensive plan amendment application in conjunction <br />with the rezoning request during the February 26th City Council meeting. <br /> <br />The Planning Commission reviewed the rezoning request and held a public hearing on <br />February 7, 2002. There was no citizen input during the public hearing. <br /> <br />-137- <br /> <br /> <br />
