Land and Cattle Co., L.L.C., is proposing to plat property located north of Highway #10 on <br />the City's common border with Elk River. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />c) <br /> <br />Site location map <br />Preliminary Plat <br />Draft Planning Commission meeting minutes dated February 7, 2002 <br />City Staff review letter dated February 1, 2002 <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property. Staff sent notification to property owners within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The area to be platted is approximately 17.29 acres in size. The preliminary plat is proposing to <br />plat one 4.3-acre lot and one 2.3-acre lot for development. Lot 1 is proposing to be utilized by <br />the light industrial user Minndak. The preliminary plat is proposing to also plat two outlots; <br />OutIot A will be utilized for future platting and development and Outlot B will be preserved for a <br />furore road connection to Alpine Drive. The developer has agreed to convey Outlot B to the City <br />upon request. <br /> <br />Lot 1 meets the 1-acre minimum lot area and 200 foot lot width requirements for industrial <br />parcels. Lot 2 meets the 1-acre minimum lot size requirement and is subject to an 80-foot lot <br />width requirement because the parcel fronts onto a cul-de-sac. Staff has determined that Lot 2 <br />meets the 80 foot lot width requirement.. <br /> <br />The subject property is zoned B-1 Business. The Applicant is requesting a rezoning of the <br />proposed plat to Industrial. The Planning Commission reviewed the rezoning request and held a <br />public heating on February 7, 2002. The Planning Commission is recommending that the City <br />Council rezone the property to Industrial. The City Council will be reviewing the rezoning <br />request and recommendation by the Planning Commission on February 26, 2002. <br /> <br />-147- <br /> <br /> <br />
