The property is located on the west side of T.H. <br />#47 at the intersection with Sunwood Drive N.W. <br /> <br />Notification: <br /> <br />State statute requires notification of the public heating to persons owning property within 350 <br />feet of the Subject Property. Staff attempted to notify property owners within 700 feet of the <br />Subject Property of the request for rezoning and public heating. : <br /> <br />Observations: <br /> <br />The project site is approximately 11.3 acres in size. ACCAP is proposing to develop five 6-unit <br />townhome structures and one 2 bedroom single family home and one 5 bedroom single family <br />home, for a total of 32 housing units. Nine acres of the 11 acre site is currently zoned R-3 Urban <br />Residential for multiple family housing; the remaining 2 acres adjacent to T.H. #47 is zoned R-1 <br />Urban Residential. A rezoning of that 2 acres is required to accommodate a well-planned <br />project. It is noted that the two single family structures proposed are situated on that part of the <br />property that is currently zoned for single family residential. But, design-wise Staff is of the <br />opinion that a better plan can be achieved by rezoning that portion of the project area to multiple <br />family rather than requiring the creation of two single family lots for the two single family <br />structures. <br /> <br />The 2001 Comprehensive Plan identifies this property for development with medium density~ <br />housing.
