ADDENDUM TO CASE #11 <br /> <br />SALE OF LAND TO PECK PROPERTIES, LLC. <br /> By: James E. Norman, City Administrator <br /> <br />Background: <br /> <br />Peck Properties negotiated with the City of Ramsey and built their new building at 13915 <br />Radium Street in 1997. The City entered into negotiations for the sale of the southern parcel to <br />Northern Airgas in 1998. During the negotiations with Northern Airgas, it was determined that <br />70 feet of Lot 1, Block 1, in Business Park 95 Second Addition would not be required for the <br />sale to. Northern Airgas (map attached to case). Peck Properties had indicated interest in <br />acquiring the 70 feet of property to have included on to his property. Mark Peck agreed to pay <br />$1.50 per square foot, which brought the total purchase price to $39,060. The negotiations were <br />completed in 1998, however, the deed was never recorded and the City did not receive the <br />payment for the 70 feet of property. <br /> <br />Mark Peck recently contacted the City requesting to complete the sale of land for the property <br />that he has interest in acquiring. The case included in the Council agenda would introduce the <br />sale ordinance committing the sale of that 26,040 square feet tract of land the City owns to Peck <br />Properties, LLC, a Minnesota Limited Liability Company. The purchase price of the land would <br />be $39,060. Anoka County has assigned the value to the property of $9,700, according to the <br />Assessor's office (attached). <br /> <br /> <br />
